New Landscaped Median Between Spruce and Pine Streets Marks First Major Milestone of the $150 Million Tree-Lined Boulevard Transformation

PHILADELPHIA (June 24, 2026) — Avenue of the Arts, Inc. (AAI) today unveiled the completion of Phase 1A of AveArts 2.0, a brand-new, plant-filled median on South Broad Street between Spruce and Pine Streets, directly in front of the Kimmel Center for the Performing Arts and Arthaus Condominiums. The milestone marks the first tangible delivery of AAI’s ambitious $150 million initiative to reimagine the one-mile stretch from City Hall to Washington Avenue into one of the world’s greatest tree-lined boulevards.

Groundbreaking on Phase 1A took place just five months ago, in January 2026. Despite an unusually challenging construction season, including extensive permitting coordination and winter weather delays that pushed the start date, AAI and its project team delivered the completed median on time, heading into one of the most consequential summers in Philadelphia’s history as the city hosts the 250th anniversary of American independence, the FIFA World Cup, and the MLB All-Star Game.

The new median features a raised, landscaped design with native trees and plantings, a rainwater-collection cistern, and curated lighting, creating a greener, more pedestrian-inviting environment. Complementing the transformation, large-scale art banners designed by Philadelphia-based artists are now installed along the Spruce to Pine block, with additional banners extending south along the Avenue from Lombard Street to Washington Avenue, part of AAI’s recently launched Outdoor Art Banner Gallery initiative.

This fall, the median will also welcome a pair of sculptures by South Philadelphia-based artist Miguel Horn. The sculptures will be bright yellow, powder-coated steel works that render the movement of pedestrians in striking, lidar-inspired form, further deepening the block’s identity as a public art destination.

“The Avenue of the Arts has always been the spine of our city — world-class theaters, great history, amazing architecture, businesses, residences, restaurants — but what it has needed is something to connect them,” stated Carl Dranoff, chair of the AAI board. “AveArts 2.0 is that connector. It transforms the Avenue from a string of pearls into a beautiful green necklace, a continuous, living expression of vitality and culture. Phase 1A proves that this vision is no longer just a plan on paper; it is being built, block by block, right now, into one of the world’s great streets.”

“We couldn’t have asked for a more meaningful moment to mark this milestone,” shared Desaree Jones, executive director of AAI. “Philadelphia is at the center of the world this summer, and the Avenue of the Arts is ready to welcome it. Completing Phase 1A is a testament to the dedication of our entire team and proof that AAI has the momentum, expertise, and commitment to execute this transformation at the highest level.”

Philadelphia Councilmember Mark Squilla, PennDOT Secretary Michael Carroll, Philadelphia Director of the Department of Planning and Development Jessie Lawrence, and numerous additional local and state officials also joined AAI in marking the occasion, reflecting the broad public support that has helped propel AveArts 2.0 forward.

AveArts 2.0, designed by global architecture and planning firm Gensler in collaboration with landscape and urban design practice OJB, envisions a continuous, green, pedestrian-focused public realm with landscaped medians, seating, enhanced lighting, outdoor performance spaces, and rotating public art.

Phase 1A was funded by the City of Philadelphia, the Commonwealth of Pennsylvania, and private donors including several AAI board members. Construction was handled by LF Driscoll, with Aegis serving as the owner’s representative managing the project execution. The sidewalk phase is expected to begin in 2027 and, once complete, will extend the public realm into the existing drop-off lane, adding curved raised planting beds, seating, wayfinding, and additional public art.

As each block of AveArts 2.0 is completed, the Avenue will evolve into a continuous cultural landscape that deepens Philadelphia’s standing as a global arts destination and ensuring that Avenue of the Arts becomes, as envisioned, one of the world’s great civic boulevards.

New Banner Initiative Transforms South Broad Street into a Living Canvas

PHILADELPHIA (May 5, 2026) — South Broad Street has taken on a new rhythm. Today, Avenue of the Arts, Inc. (AAI) unveiled a sweeping new public art installation that transforms the Avenue of the Arts into a vibrant, open-air gallery, celebrating Philadelphia’s creative spirit and freedom of expression as the city, and the nation, approaches its 250th anniversary.

The initiative introduces 36 large-scale banners designed by nine Philadelphia-based artists, now installed primarily along the corridor from Lombard Street to Washington Avenue, with additional placements between Pine and Spruce Streets. Together, the banners form a continuous visual experience, expanding the reach of public art further south and reinforcing the Avenue’s role as one of the city’s most dynamic cultural boulevards.

Unveiled as part of the broader AveArts 2.0 vision, the project brings art out of galleries and into the everyday flow of city life, inviting residents and visitors alike to encounter creativity at street level.

“Great cities tell their story in the public realm, and this is Philadelphia doing exactly that,” shared Carl Dranoff, chair of the AAI board. “These banners turn the Avenue of the Arts into a living expression of who we are; creative, independent, and constantly evolving. It’s an early and visible step in transforming South Broad Street into one of the greatest cultural avenues in the world.”

The selected artists were chosen through a competitive open call for artists, reflecting the depth and diversity of Philadelphia’s creative community. Each artist developed a series of four designs that explore what makes the city bold, independent, and unlike anywhere else.

Curated by Julia Guerrero of Civic Centered Projects, the installation creates a unified yet varied visual narrative, one that speaks about history, identity, community, and imagination.

“This project is about making art a more intimate part of everyday life. You don’t need a ticket or a destination, you can just stroll the avenue,” said Desaree Jones, executive director of AAI. “These artists are telling Philadelphia’s story in real time, and the Avenue becomes a place where everyone can see themselves reflected.”

Funding for the project was provided in part by a grant from the City of Philadelphia Department of Commerce, supporting ongoing efforts to enhance public spaces across the city.

Featured Artists and Works

The Avenue’s new outdoor gallery showcases original works crafted by nine Philadelphia-based artists:

  • Amanda Granum Milz — A textile artist reimagining the American flag as a multicolored, inclusive emblem, her work reflects Philadelphia’s diversity and evolving understanding of identity and patriotism.
  • Fabiola Lara — Drawing from her citywide mini print series, Lara transforms familiar Philadelphia landmarks into bold, nostalgic illustrations that celebrate everyday civic pride.
  • Keni Thomas — With a pop-surrealist lens, Thomas brings historical figures like Benjamin Franklin and William Penn to life in playful, energetic scenes that celebrate Philadelphia’s 250th anniversary.
  • Lindsay Larmer — Through winding forms, vibrant color, and layered symbolism, Larmer explores the individuality and collective spirit that define Philadelphia’s people and neighborhoods.
  • Marian Bailey — Centering community, memory, and identity, Bailey’s work highlights everyday creativity, from community gardens to youth expression, as essential to the city’s cultural fabric.
  • Molly Egan — Using floral motifs as metaphor, Egan captures the cyclical, evolving nature of Philadelphia’s creative energy.
  • Rebecca Montedoro — Inspired by historic artworks and contemporary creators alike, Montedoro’s designs trace a lineage of artistic voices rising through Philadelphia’s past, present, and future.
  • Roxana Azar — Through vibrant, biomorphic forms influenced by plant systems and speculative design, Azar’s work explores movement, connection, and transformation.
  • Sarah Haenn — Referencing Philadelphia’s textile heritage, Haenn reinterprets traditional patterns through a surreal, contemporary lens shaped by the city’s architecture and streetscape.

The Outdoor Art Banner Gallery initiative was guided by the Avenue of the Arts Public Art Steering Committee, which includes Marguerite Anglin (City of Philadelphia), Conrad Benner (Streets Department), Charlotte Cohen (Association for Public Art), Lily Goodspeed (Scout), Christine Marsal (Studio CMK), Tom Miles (Avenue of the Arts, Inc.), and artist Chuck Styles. The project’s success was also bolstered by Councilmember Mark Squilla, whose office provided a letter of support for the grant.

The banners will remain on display for approximately one year, offering a constantly accessible cultural experience for the millions who pass through the Avenue annually.

As AveArts 2.0 continues to unfold block by block, projects like this signal a broader transformation, one that blends infrastructure, environment, and artistic expression into a cohesive civic experience. On the Avenue of the Arts, the gallery walls are gone, and the city itself has become the canvas as we anticipate the semiquincentennial.

AVENUE OF THE ARTS, INC. REIMAGINES 1-MILE STRETCH FROM CITY HALL TO WASHINGTON AVENUE ON SOUTH BROAD STREET INTO A WORLD CULTURAL BOULEVARD

PHILADELPHIA (January 14, 2026) — A bold, art-inspired transformation of Center City officially began today as Avenue of the Arts, Inc. (AAI) broke ground on AveArts 2.0, a $150 million, decade-long initiative to reimagine the Avenue of the Arts (aka South Broad Street) as a world-class cultural boulevard and green civic destination.

The project will unfold block by block over ten years, reshaping the one-mile stretch from City Hall to Washington Avenue into a pedestrian-focused public realm where arts, culture, climate resilience, and daily city life intersect. When complete, the Avenue of the Arts is envisioned as one of the world’s grand cultural boulevards—an iconic destination that elevates Philadelphia’s global profile as a major arts city.

“This is Philadelphia claiming its future,” said Carl Dranoff, chair of the Avenue of the Arts, Inc., board. “Cities that lead the world invest boldly in culture, public space, and greening. With AveArts 2.0, the Avenue of the Arts will become one of those rare, magical streets the world talks about.”

The launch was marked by a ceremonial groundbreaking attended by elected officials, civic leaders, and Avenue of the Arts stakeholders. Participants included Philadelphia Mayor Cherelle Parker; Philadelphia City Council President Kenyatta Johnson; Philadelphia City Councilmember Mark Squilla; Avenue of the Arts, Inc. Board Chair Carl Dranoff; Temple University President John Fry; Pennsylvania State Senator Nikil Saval; and State Representative Ben Waxman, underscoring broad public and private support for the project.

The Avenue of the Arts was established 33 years ago by Mayor Ed Rendell to transform a declining office corridor into a vibrant performing arts district. Today, it is one of the largest performing arts districts in the U.S. by seat count, second only to Broadway. Valued at $4.4 billion, it is home to renowned organizations such as the Philadelphia Orchestra and schools like the Rock School of Dance. It features an extensive public art collection and historic and modern architecture. The area has also drawn substantial private investment, creating a lively neighborhood with new symbols of contemporary living, including renovated apartments in the iconic Bellevue building, the 47-story Arthaus condominiums across from the Kimmel Center, and One Thousand and One apartments at Broad and Washington. Despite all the advancements, the street still lacks a public space that connects these assets and makes the area an inspiring destination.

AveArts 2.0 is designed to provide that missing visual and experiential connectivity.

Designed by Gensler, the global architecture and planning firm, in collaboration with OJB, a landscape and urban design practice, the plan envisions a green, pedestrian-centric boulevard featuring landscaped medians, seating, enhanced lighting, outdoor performance spaces, rotating public art, and sculptural elements. The goal is to create an inviting public realm that encourages people to linger, gather, and engage with the arts beyond the theater walls.

“By prioritizing people this transformation turns infrastructure into experience,” said Oliver Schaper, principal at Gensler and lead designer for the project. “It’s a model for how cultural corridors can support climate resilience, economic vitality, and everyday life in a 21st-century city.”

An independent economic impact analysis by Econsult Solutions found that investment along the Avenue of the Arts has already generated more than $1 billion in economic activity, and that AveArts 2.0 will deliver significant additional returns through job creation, increased tax revenue, and long-term economic growth. For every $1 dollar spent by AAI, $226 in economic output is created.  The project’s emphasis on urban greening is also expected to improve air quality, reduce urban heat, manage stormwater, and enhance public health and pedestrian safety.

First Block

Work begins on the block between Spruce and Pine streets, in front of the Kimmel Center. The estimated cost is $15 million, supported by a $1 million maintenance endowment. Funders include the City of Philadelphia, Commonwealth of Pennsylvania and private donors including several Avenue of the Arts, Inc. board members.

Construction will occur in two phases. The first phase includes a raised, landscaped median with native trees and plantings, a rainwater-collection cistern, and lighting. Work begins January 30, 2026, and is expected to be completed by June 2026, ahead of Philadelphia’s major 2026 events, including the 250th anniversary of American independence, the FIFA World Cup, and the MLB All-Star Game.  LF Driscoll is handling the construction.  Aegis is the owner’s representative managing the project execution.

The sidewalk phase will begin in 2027 and is expected to take one year to complete. It will extend the public realm into the existing drop-off lane and include curved raised planting beds, public art, seating, wayfinding, and artist-designed banners.

A new artist banner program, featuring work by Philadelphia-based artists selected through an open call, will be unveiled upon completion of the median, celebrating both the city’s artistic soul and its founding spirit of freedom and expression.

As blocks are completed, the Avenue will evolve into a continuous, immersive cultural landscape — enhancing its appeal as one of Philadelphia’s most photographed locations and where arts, innovation, and civic life converge in a dynamic public space.

“This project is about optimism and confidence in Philadelphia’s future,” said Desaree Jones, executive director of Avenue of the Arts, Inc. “AveArts 2.0 shows what’s possible when a city believes in its creative power and invests in shared public spaces. We’re building a center stage for civic life.”

The 104 granite sidewalk planters lining Philadelphia’s iconic Avenue of the Arts are undergoing their annual spring metamorphosis. Vibrant pops of blue, orange, and green peek out from the soil, signaling that spring has officially arrived and creating a delightful experience for pedestrians, residents, art patrons, and visitors.

Behind the Beauty: Avenue of the Arts, Inc.

The seasonal turnover of the planters is no happy accident. Behind every flower, shrub, and tree is Avenue of the Arts, Inc. (AAI), the dedicated nonprofit steward of Philadelphia’s premier cultural district. AAI works diligently behind the scenes to raise funds and manage the logistics necessary for enhancing the Avenue’s aesthetic throughout the changing seasons.

“Our mission is to cultivate a welcoming and inspiring environment, establishing Avenue of the Arts as a premier destination,” stated Madeline Apollo, Chair of the Board at Avenue of the Arts, Inc.

A Labor of Love and Logistics

The Spring 2025 beautification initiative represents months of careful planning and coordination. The process starts well before the flowers bloom:

  • Fundraising efforts throughout the year secure the necessary resources
  • Landscape designer selection ensures a cohesive and stunning visual plan (Hoffman Design Group is leading the efforts again for the second year.)
  • Plant sourcing from local nurseries supports the regional economy
  • Installation coordination minimizes disruption to Avenue activities
  • Ongoing maintenance programs addressing vandalism and plant loss to guarantee lasting beauty throughout the season.

This spring’s palette showcases a harmonious blend of traditional spring bloomers and native Pennsylvania species.

Community Impact

The impact of these beautification efforts goes far beyond aesthetics. Local business owners have seen more foot traffic when the planters are in full bloom, but beyond that, they’ve noticed a lingering effect—people don’t just pass through; they stroll, pause, and enjoy the Avenue because it feels inviting and vibrant. Cultural institutions along the Avenue also emphasize how this welcoming environment enhances the artistic experience for visitors.

Year-Round Commitment

While spring may showcase nature’s most dramatic awakening, Avenue of the Arts, Inc. maintains a year-round commitment to beautification. The planters undergo seasonal transformations, featuring displays for spring, summer, and fall, along with holiday decorations that ensure the Avenue remains a visual delight throughout the year.

The attention to detail includes regular watering, weeding, and monitoring plant health—unseen but essential tasks that maintain the pristine appearance visitors have come to anticipate.

Looking Ahead

As visitors appreciate this spring’s floral showcase, preparations are already in progress for summer plantings. This ongoing cycle of renewal and reinvention keeps the Avenue vibrant and engaging.

The leadership and board of Avenue of the Arts, Inc. announced today its vision for a transformative $100 million plan to reimagine the Avenue of the Arts (aka S. Broad Street) from City Hall to Washington Avenue into a lush, green arts park.

Titled Avenue of the Arts 2.0, this groundbreaking project is designed by world-renowned architecture, design, and planning firm Gensler, and landscape and urban planning practice OJB.  The aim is to create a serene and green, arts-inspired attraction in the heart of Center City for residents and visitors alike that creates a more sustainable and livable city for future generations.

The City of Philadelphia demonstrated its vote of confidence with an appropriation of $1 million, marking the first step towards bringing this ambitious vision to life.

Avenue of the Arts 2.0: A New Urban Experience

The plan envisions a 10-block pedestrian-friendly arts park with verdant landscaping, café seating, aerial sculptures, rotating public art, new outdoor performance spaces, and greened medians adorned with public art. Enhanced lighting will accentuate this new urban oasis and make it a day-and-night destination. Nestled in the heart of Center City will be a new place to hang out with friends, dine, stroll, and enjoy inspiring creativity.

A Legacy of Success

“We’ve achieved much as an organization over the last 31 years,” said Avenue of the Arts, Inc. Executive Director Laura Burkhardt. “Today, the Avenue of the Arts is one of the City’s most dynamic mixed-use corridors with thousands of residents and millions of visitors each year. This initiative will add ‘world-class arts city’ to Philadelphia’s renown as a hub of history and sports.”

A Hub of Performing Arts

With 10,000 performing arts seats and numerous resident arts groups, the Avenue of the Arts boasts cultural activities unmatched in the U.S. outside of Broadway. More dance, music, theater, opera, comedy, and film events occur here annually than the combined home games of Philadelphia’s professional sports teams.

A Thriving Neighborhood

The Avenue of the Arts has evolved into a highly sought-after neighborhood with over 4,000 apartment and condominium residences, six top-brand hotels, dozens of top restaurants, exquisite architecture, and one of the most walkable collections of public art and murals in the U.S.

Avenue newcomers receiving rave reviews include Loch Bar by the Baltimore-based Atlas Restaurant Group with its seafood tavern concept serving lunch and dinner at the corner of Spruce Street. Chase opened a Philadelphia flagship branch, Insomnia Cookies launched its new headquarters and flagship bakery, and Lubert Adler is undertaking a $100 million renovation at the Bellevue. On July 1, 2024, Post Brothers and Tower Investments welcomed the first residents to the $400 million phase one of One Thousand One, a massive apartment complex at Washington Avenue that, when finished, will include 1,400 new luxury apartments and a 44,000-square-foot Giant grocery store. Looking ahead, the Center City District will celebrate the grand opening of its headquarters on the Avenue in November, joining the Chamber of Commerce of Greater Philadelphia and many of the City’s top advertising and creative agencies.

Boosting Economic Resilience

“Avenue of the Arts 2.0 will build resilience for existing arts groups and businesses and stimulate new investment so that we can operate from a position of strength,” said Burkhardt. “Making the Avenue highly attractive so more people want to be here is a project imperative. UArts’ heart-wrenching sudden closure echoes that importance.”

Greening Downtown/Environmental Benefits

Greening our urban spaces creates a more sustainable and livable city for future generations. The plan imagines the Avenue’s generous sidewalks with clusters of outdoor seating nestled in lush green spaces. The street medians will be in full bloom and changing seasonally, and building fronts will sprout walls of greenery. Environmental benefits include cleaner air quality, noise reduction, safer street crossings, and better stormwater management, aligning with Mayor Cherelle Parker’s clean and green initiative.

Art Inclusivity

Adding more art to urban spaces creates wonder and the opportunity for engagement. Avenue of the Arts 2.0 brings the arts to the streetscape with pop-up performances, aerial sculptures, colorful banners and wayfinding, eye-level art installations, and dramatic architectural lighting at night. It creates a welcome mat for our art institutions so art can be enjoyed by all, not just ticket holders. Art selection will draw from our deep pool of local talent and engage the public in dialogue.

A New Town Square

The Avenue of the Arts is already the place where we celebrate wins, usher in the new year, and photograph life milestones with City Hall as the backdrop. Its geography connects a diverse melting pot of cultures, ideas, and experiences in the neighborhoods surrounding it, and art is the universal language that unites them.

Building on Past Investments

“Avenue of the Arts 2.0 leverages the enormous public and private investments made over the last 30 years so this dynamic street may reach its fullest potential as a powerful economic driver for the region,” said Avenue of the Arts, Inc. board member and real estate developer Carl Dranoff.  “The plan takes our iconic street to the next level, transforming it into a lush boulevard where residents, theatergoers, and visitors from around the world will want to come, stay, and enjoy again and again because it’s so beautiful and welcoming.”

Transformative Potential

The 1993 inception plan that created Avenue of the Arts cost $378.4 million, and generated $157 million in revenue annually, recouping the investment in just 2.5 years. The new $100 million investment is forecasted to have a substantial economic impact on the regional economy. “It is a testament to what’s possible when passionate, civic-minded leaders come together with a shared vision and purpose,” stated Avenue of the Arts, Inc. board chair Dianne Semingson.

Designed By

Avenue of the Arts 2.0 is a visionary plan designed in collaboration by world-renowned architecture, design, and planning firm Gensler, and landscape and urban planning practice OJB.   The team has assembled a top-notch team of landscape architects, lighting designers, engineers, public art professionals, and graphic designers to execute the vision.

Execution and Phases

According to Semingson, “the plan will be implemented in a phased approach, block by block. Phase one, covering the area between Spruce and Pine (the Kimmel Center block), is scheduled to be finished by Spring 2026, in time for significant events such as Philadelphia’s 250th celebration, FIFA’s World Cup finals, and the MLB All-Star Game.”
