The Avenue of the Arts District presents an exciting opportunity for
new development in the City of Philadelphia. The goal of this section
is to inform people of potential development opportunities within the
District.

BROAD AND PINE STREETS (400-426 S. Broad Street)
Description:
This site is located on the Northwest corner of Broad and Pine Streets
and is currently being used by Parkway Corporation as a surface parking
lot.
This site is owned by the Philadelphia Authority for Industrial Development
(PAID) who is currently involved in a two-part developer selection process
and looks to have a developer selected by early spring 2003.
Dimensions:
The site is 36,032 SF or .82717 acre.
The site has frontage of 282 feet on Broad Street, 80 feet on Lombard
Street, and 160 feet on Pine Street.
Zoning:
This site is designated as C-4 Commercial,
a zoning classification that allows a wide variety of office and commercial
uses.

BROAD AND SOUTH STREETS (521 S. Broad Street)
Description:
This site is located on the Northeast corner of Broad and South Streets,
extending through to Rodman Street on the north. It is owned by PAID
and is currently being used by the Washington Square West Civic Association
Greening Committee for a Community Arts Garden Program.
Dimensions:
The site is 18,592 SF or .4351 acre.
The site has frontage of 120.13 feet on Broad Street, 215.42 feet on
South Street and 77.250 feet on Rodman Street.
Zoning:
Currently, this site is jointly designated C-4 and R-10. The Broad Street frontage is designated C-4 Commercial, a zoning classification that allows a wide variety
of office and commercial uses. The rear of the parcel is designated R-10 Residential, a zoning classification
permitting single and multi-family attached dwellings and a limited
number of non-residential uses.

BROAD ST. AND WASHINGTON AVE. (1020 S. Broad Street)
Description:
This site presents a major development opportunity for the Avenue of
the Arts as its southernmost anchor. It is a vacant lot, which is paved
and fenced, located on the Northwest corner of Broad Street and Washington
Avenue. The site is owned by PAID and is currently used as a parking
lot for special events related to the Avenue of the Arts and for non-profit
fundraising events. The site is not currently being marketed, but is
available for development.
Dimensions:
The site is 79,200 SF or 1.82 acres.
The site is rectangular, with frontage of 200 feet on Broad Street and
15th Street, and 396 feet on Washington Avenue. The rear dimension of
the site is 396 feet and runs parallel to Washington Avenue.
Zoning:
This site is presently designated G-2 General
Industrial.
